About Us – Mortgage Broker Tunbridge Wells

“Daunting”, “intimidating”, “confusing”. Those are just some of the words we often hear used to describe the process of getting a mortgage, especially if you’re a first-time buyer. Identifying the best product, the best lender, an acceptable interest rate and suitable term is a time-consuming and complex business.

To ignore the advice from an expert is a mistake. As consumer rights campaigner James Daley, of Fairer Finance, says: “Making the wrong choice about your mortgage can cost you hundreds – even thousands of pounds – more than you need to pay. And because mortgages are awash with  additional fees and charges, it’s easy to get tripped up. That’s why it makes a lot of sense to go with a mortgage broker.” Mr Daley is right – which is why almost two thirds of UK home loans are now taken out through a broker.

I set up Lakewood Mortgage Solutions after several years working within the industry, building up a wealth of experience advising on residential, buy to let and commercial mortgages, as well as bridging and development finance.

Prior to this I grew up helping my Dad – a mortgage broker of 30 years’ standing – with admin work. I’d ask a million questions to understand what he did and why. I wanted to know everything. I saw how he helped people not only get on the property ladder but improve their lives, sometimes dramatically. In the end, his decades of knowledge and experience – and the smiles his clients always walked away with – made me realise that I wanted to build a similar career for myself and help my own clients to buy their dream homes. So i worked hard and achieved my Certificate in Mortgage Advice and Practice. And then after years of learning from other experts in the industry and personally advising hundreds of clients to achieve their dreams, I took the next step and created Lakewood Mortgage Solutions.

Mortgage Broker Tunbridge Wells

Lakewood Mortgage Solutions’ ethos is simple – we’re serious about service and committed to getting you the right mortgage for your circumstances.  We want to take away the jargon and guide you to ensure you get the best deal. There is no such thing here as a silly question, and we want be to there every step of the way on your journey to achieving your dream home.

Prior to becoming a mortgage broker myself, I’ve been in the same position you might be in now: feeling a bit scared and needing to speak to an expert about my own mortgage, and facing what feels like a ton of forms full of confusing industry jargon. That broker – naturally, my dad – showed me the best product in the whole market. It felt very good to know that I was in safe hands, being looked after by an expert. Having been through the process myself as a first-time buyer, I know what it feels like, so if that’s how you’re feeling now, don’t worry. I’m highly experienced in people-focused roles, and will very quickly put you at ease and explain the whole process. I’m with you every step of the way, and will give you tailored advice to suit your specific financial needs.

I enjoy helping people with complicated and/or difficult situations, especially when they have initially been refused a mortgage elsewhere or don’t think they can get a mortgage. It’s important to me to ensure we explore all avenues to find a solution.

Many people go directly to their bank, especially first-time buyers, but this is one of the worst mistakes you can make as high street banks sell only a limited selection of their own products, which means you often don’t get the most competitive interest rate available.

Also, maybe because you don’t meet their specific lending criteria, your bank cannot help. Being self employed or having previous debt or credit issues, for example, can make it particularly difficult to get a mortgage. Or perhaps you just don’t have the time to sift through the hundreds of products you can find on comparison sites (and, even if you do, you won’t be able to see and compare the whole market).

But in many situations it is possible to get a mortgage after seeking professional advice from an expert with access to products not available on the high street. You get the advantages of looking for an online mortgage while still being able to speak to and engage with a mortgage broker in Tunbridge Wells. We will search different types of mortgages and review your personal situation to provide you with the best solution. When working with Mortgage Advisor Tunbridge Wells, you can expect tailored advice that takes into account your specific circumstances.

Confusion about how much can be borrowed results in people either looking at properties that are unaffordable (when they wrongly believe they can borrow more than their circumstances will allow) or not looking at all because they don’t think they can get a mortgage. Confusion can also lead to paying too much for a mortgage, which in turn may result in a struggle to afford luxuries for your kids and family.

One relatively small increase in the interest rate adds up – over the 25- or 30-year life of a mortgage – to a lot of money. If it’s not budgeted for, it can be very stressful for all concerned. If it’s not confusion getting in the way, it’s often the frustration of being turned down by a bank and not being able to move forward with a property purchase. People simply give up and continue renting – which is nearly always more expensive in the long run than buying your own home. Owning your own home very often becomes a hugely significant asset which boosts you financial security. Those who reach retirement age and don’t own their home are less financially secure.

With a mortgage broker, you’re protected. We’re qualified, we know the industry, and we’re on your side. Work with me, Alisha, an expert mortgage advisor in Tunbridge Wells and I’ll greatly increase your chances of obtaining a mortgage at a competitive rate.

Frequently Asked Questions

Residential mortgages play a pivotal role in the real estate market, serving as a means for individuals to finance the purchase of their dream homes. These types of mortgages are specifically tailored for residential properties, such as single-family houses and condominiums. A residential mortgage refers to a loan specifically taken out to fund the purchase of a home that will be used as the borrower’s primary residence. The main function of a residential mortgage advisor is to serve as an intermediary between borrowers and lenders, helping borrowers navigate through the complex and often daunting process of securing a mortgage.

Overall, residential mortgages open up opportunities for individuals to make homeownership a reality, providing them with the means to invest in a property they can call their own. Visit our Residential Mortgages Tunbridge Wells page to understand the process and payment terms. We offer expert advice to give you the most suitable mortgage product with favourable terms and interest rates.

Buy to Let Mortgages are a specialised type of mortgage designed for individuals who want to invest in properties and generate rental income. These mortgages are specifically tailored for landlords who wish to purchase residential properties with the intention of renting them out to tenants. Unlike regular mortgages, Buy to Let Mortgages typically require a higher deposit and often come with higher interest rates. However, they can be an attractive option for investors looking for long-term returns and a steady rental income.

It is important for individuals considering Buy to Let Mortgages in Tunbridge Wells to thoroughly research the market, assess the profitability of potential investments, and consult with mortgage advisors or financial experts. At Lakewood Mortgage Solutions, we help clients make informed decisions that align with their investment goals.

Self-employed and contractor mortgages are specifically designed to cater to those who fall under the self-employed or contractor category, who traditionally have a harder time securing a mortgage compared to individuals with regular employment. Since self-employed individuals often have fluctuating income, lenders may consider their financial stability based on factors such as tax returns, business accounts, and credit history. Contractor mortgages, on the other hand, are tailored for those working on short-term contracts or fixed-term contracts. These mortgages take into account the potential for gaps in employment or varying income levels.

Overall, self-employed and contractor mortgages provide an avenue for these individuals to access homeownership and navigate the unique challenges they face in the mortgage market.
